This strong sales success has resulted in many national honors, most notably the Keller Williams Pinnacle Award which is presented to just 20 exceptional agents across all North American firms. Additional distinctions include being named one of The Wall Street Journal’s Top 250 Agents in the nation and Inman’s 101 Most Influential Agents in North America. He was also featured in “The Billion Dollar Agent” by Steve Kantor.

Through his organization Real Estate Success Rocks, Patrick hosts an annual conference and a weekly podcast for agents. He is also the founder of Real Estate Vision (REV), an educational and networking group for top producing agents. Patrick is a frequent speaker at conferences and seminars throughout the world. A consistent theme in his talks is the creation of practices that nurture both your soul and financial well-being.

After completing his BS in Psychology and Mathematics from Missouri State University, Patrick earned an MBA in Marketing and International Business from New York University. In 2007, he earned his life coaching credentials, which allows him to conduct transformational seminars throughout the world on discovering one’s essence and purpose in life.

Patrick divides his time between New York City, his weekend house in the Hudson Valley, and pursuing his passion of traveling the world.

Larry "Boomer” Foster is President of General Brokerage for Long & Foster Real Estate, the nation's No. 1 residential real estate brand (by sales volume). His territories include North Carolina, Washington, D.C., West Virginia, the suburban and Montgomery County areas of Maryland, and the Charlottesville and Northern Virginia regions. Foster brings a wealth of business experience and leadership skills to Long & Foster. He is a trial lawyer by trade, with nearly eight years of experience in that field practicing in South Carolina. He is licensed to practice in the Circuit Court, Court of Appeals and Supreme Court of South Carolina as well as the United States District Court for the District of South Carolina and the Fourth Circuit Court of Appeals. 

His background made it natural for Foster to succeed in the real estate business. After becoming a sales associate with Long & Foster, he quickly rose from a promising rookie to top producer in just his first year in the business. In 2007, he was appointed as the branch manager of the Long & Foster Kingstowne Centre office in Alexandria, Va., where he further honed his skills in management, recruiting, coaching, training and business development. Known for helping real estate agents grow their businesses, Foster more than doubled the number of agents at Kingstowne Centre during the time he managed the office. 

In 2010, he was tapped to take over as regional vice president for the Northern Virginia region, responsible for the management of 16 branch sales offices. In 2011, he was appointed senior vice president heading Long & Foster’s Northern Virginia and West Virginia region. He was appointed as president of Long & Foster Real Estate in 2014. 

Foster is a graduate of the University of South Carolina where he received an English degree in addition to his J.D. As a sports enthusiast and a four-year letterman for the South Carolina Gamecocks football team, Foster brings a competitive edge to everything he does. Foster is committed to providing Long & Foster sales associates with tools, information, and support they need to help them best meet the desires of today’s buyers and sellers.

Rob retired from active sales in 2016 to help his son & daughter pursue their dreams. Rob's daughter is favored to make the 2020 Tokyo Olympic team in shooting, and is now in college on an athletic and academic scholarship. His son has a goal of playing collegiate soccer. 

Rob has been an agent since 2001, but became homeless and bankrupt during the dotcom bust. He borrowed money to take the real estate course and exam, and borrowed a spare bedroom to live in. 

In 2001 he was RE/MAX Rookie of the Year, with $12.5 Million in sales, which he built to $60 Million in 3 years. He bought and Founded the 1st 3 market centers (1st agent in Charlotte) in Charlotte NC (Ballantyne now the #1 most profitable market center in the world for KW) #4 company in 9 months, #1 in 3 years.

He then moved to Boulder CO, and became the #1 agent in 6 months - He sold $11 Million that year, $30 Million in year 2 and $60 Million in year 3.

Rob divorced and moved to Florida, becoming the #1 agent in 6 months, selling $12 Million that year, $24 Million in year 2and $60 Million year 3.

Rob founded Robert Tucker Coaching in 2005 to help his offices, team and the agents that he knew and networked with. He's passionate about helping agents, brokers and teams succeed in today's market. There is so much noise that agents have to shift through on a daily basis that pulls them in so many different directions and doesn't work. Rob cuts through that noise and deliver only what is proven to work regardless of who the agent is, where they live or the economy!

Joe and Debbie moved to Arizona from Pennsylvania shortly after being married in 1977. Even though the climate and landscape of Arizona represent quite a change of scenery, it did not take them long to realize the beauty of the desert. In no time, Debbie and Joe were enjoying hiking, biking, and year-round camping in their free time.

Within three years Joe and Debbie had discovered their calling in Casa Grande. Debbie entered real estate in 1980, and Joe joined her in 1983. Their warmth with clients and a commitment to hard work soon combined for tremendous success. By 1995, they purchased their own RE/MAX franchise and began building their team.

They hired one licensed assistant and a part-time administrative assistant and focused on providing superior customer service. That first year, they closed 127 units. In 1999, they closed 303 units and won the award for the #1 RE/MAX Team in Arizona for the number of units closed—and their team continues to win awards nationally, including being recognized as one of the Top 250 US Team for the number of transactions nine times, six of them consecutively.

Business: Joe and Debbie understand that their current success in a small market has as much to do with working on their business, as well as working in their business. Therefore, they and their team attend seminars, classes, and workshops regularly. Staying ahead of their competition and on the cutting edge of technology is key.

Since opening their local office, they have added several buyer specialists, listing specialists and increased their administrative staff to continue to provide superior customer service. They have developed unique selling points including their moving truck and client perks programs.

Hobbies: Debbie’s backyard is her sanctuary; filled with wind chimes, a small fishpond, a pool, a BBQ and a large raised garden where she grows great vegetables. Debbie often enjoys quiet time gardening, crafts, playing the piano and especially playing with her grandson. When she is not relaxing at home, Debbie loves spending time at their second home in the Lakeside-Pinetop or escaping to spas.

Joe enjoys mountain biking over the beautiful terrain and mountains of Casa Grande and other areas of Arizona, such as Pinetop and Showlow. Patrick Durkin is a Las Vegas native. Everyone has a unique story and serving my clients to play a role in their story with their real estate is one of the most gratifying experiences."

In today's episode, we discuss how to approach challenging expired listings clients, and create results for clients who have so far not had success in selling their property.

  • Built a $75k GCI pipeline in the first four months of calling expired listings
  • How to: Calls & direct mail
  • Call strategies: Vulcan 7 for dialer and data, Tom Ferry Scripts (tweaked once I knew the script), Science fair-style board with scripts and objection handlers.
  • Mail strategies: White unbranded letter envelope with a letter and flyer showing proof of our past expired listing success stories, handwritten to and from addresses, and a decorative postage stamp.
  • Appointment strategies: Print out the previous listing MLS and mark it up, red marker, highlight, circled, cross-out all of the mistakes, incorrect data, and other items that kept the home from selling. Inquire about the marketing strategies the previous agent used to try and sell the home. At the end of the day, expired listings are the toughest appointments to get, however, the easiest to convert. 
  • Conversion strategies: EMPATHIZE! How pissed would you be if your home sat on the market with no sale and what you thought was a trusted professional let you down? Pissed! Come from a place of understanding, LISTEN, acknowledge and affirm their pain, finally and most importantly, provide a VERY detailed solution to their problem with your detailed plan to get the home sold. Pearl: Listen to the Tom Ferry podcast with Alan Dalton about "How De-Motivating Your Clients Has Benn Killing Your Bottom Line". Implement these strategies when talking to your prospective clients, don't argue with them, don't make them feel dumb, and for goodness sake, stop talking about yourself and how awesome you are! (HINT: Their last agent talked about how awesome he/she was...look how that turned out)
